The Sutherland is a multifamily community in an amenity-rich area of Grand Prairie, designed to bridge the scale between adjacent single-family neighborhoods and nearby large-format retail.
Three-story buildings line the eastern edge of the site to respect neighboring homes, while four-story buildings are placed along the western edge near commercial development. This strategic massing transitions between contexts while maximizing site efficiency.
Buildings wrap the perimeter to shield parking from view and support a walkable, pedestrian-oriented environment. Wide sidewalks connect residents to surrounding retail and encourage community interaction.
Distinctive circular balconies anchor key corners, offering generous outdoor living areas with wall-mounted TV-ready panels. These features provide a recognizable identity and an amenity residents are willing to pay a premium for.
The Sutherland was financed through HUD and is located just south of The Duvall, which serves as the second phase of the development. Together, the two communities reinforce a cohesive residential presence and contribute to the area’s evolving urban character.
