Highline on Magnolia is a boutique mixed-use community located along historic Magnolia Avenue in Fort Worth’s Near Southside, a vibrant district known for its eclectic character, diverse neighborhoods, and locally owned businesses.
This modern infill project features three stories of studio and one-bedroom residences above ground-floor retail, with parking discreetly placed behind the building. Designed in accordance with the Near Southside Development Standards, it meets height, parking, and easement requirements while embracing input from the local community. Notably, the preservation of a beloved tree, affectionately known as the “Dr. Seuss tree,” prompted the design team to divide the structure into two distinct volumes. This approach reduces visual massing along the street and enhances architectural interest.
The building draws inspiration from Late Victorian and early 20th-century revival styles found throughout the neighborhood, interpreted with a modern sensibility. The palette of materials includes intricately detailed brickwork that casts dynamic shadow lines, decorative tile at retail corners, metal awnings, and fiber cement panels.
Targeted toward young professionals, particularly those working at nearby hospitals, residences offer open-concept layouts, oversized soaking tubs, and energy-efficient fixtures. The ground-floor retail is fully leased, with a coffeehouse, cookie shop, dentist, and salon, bringing everyday conveniences to residents in one of Fort Worth’s most walkable and distinctive neighborhoods.
