Luminary at 95 is a multifamily community designed to evoke the feeling of a tropical resort. Located near Interstate 95 in West Melbourne, the community’s layout was carefully developed around a central retention pond, a design challenge intensified by the multiple preserved wetlands present on site. The result is a naturalistic site plan, with every building positioned to border either the retention pond or protected wetland areas.
The architecture presents a coastal interpretation of traditional forms, with soft whites and grays contrasting the lush green landscape. Balconies include bug screens to enhance outdoor livability, and smart home technologies provide modern convenience. Outdoor amenities center around a resort-inspired pool with cabanas and grilling stations, complemented by smaller green spaces throughout the property to encourage outdoor engagement.
Luminary at 95 marked the beginning of a longstanding collaboration between HEDK and D.R. Horton. The buildings were designed as efficient, cost-effective prototypes that could be replicated across Florida. This successful project paved the way for the adjacent Ascend Hammock Landing development, furthering the partnership between HEDK and D.R. Horton and their shared commitment to high-quality, welcoming design.
