Mustang Station II is a dynamic transit-oriented development that brings density, connectivity, and activated public space to the heart of Farmers Branch, Texas. Designed adjacent to the cityβs DART Rail station, this second-phase project builds on the success of the HEDK-designed Mustang Station I while advancing the cityβs vision for a more walkable, vibrant core.
Located at a strategic node along the DART line, Mustang Station II offers direct access to downtown Dallas and surrounding communities, supporting car-optional living and long-term regional growth. The site plan introduces key public-facing elements, including a public plaza that creates a welcoming gathering space and retail-ready frontage envisioned for future food and beverage tenants. Both features are designed to activate the streetscape and serve commuters, residents, and visitors alike.
Residential units are organized in four stories of wood-frame construction around a five-level structured parking garage. Two landscaped courtyards offer peaceful gathering spaces for residents. The architectural language in mainly brick and stucco complements Phase I and responds to the nearby Farmers Branch City Hall, located just 500 feet away.
Delivered through HUD 221(d)(4) financing, the project navigated several complexities, from managing sound adjacent to rail lines to resolving utility conflicts and limited loading access. The result is a contextually integrated development that exemplifies smart growth, urban design, and architectural problem-solving.
