South Shore Highline is a boutique-style multifamily development designed for college students and young professionals seeking modern, attainable living near the heart of Austin. Located in the vibrant East Riverside-Oltorf corridor, the project offers easy access to downtown and Lady Bird Lake, combining urban connectivity with a sense of comfort and community.
Set on a steeply sloped site, the five-story structure integrates one level of partially underground parking podium beneath four levels of residential units. A mix of studios, one-bedroom, and two-bedroom layouts is organized to maximize space and natural light, while generous third-floor patios provide expanded outdoor living through a strategic step-back in the massing. Street-level retail activates the frontage and contributes to the surrounding urban fabric.
The design responds to East Riverside Corridor zoning requirements, including limits on height, impervious cover, and open space. These constraints helped shape a bold, contemporary form. A layered material palette adds visual interest: fiber cement panels and clean trim lines establish a crisp silhouette, while brick elements introduce depth and wood-toned siding brings warmth. Large windows ensure ample daylight throughout the residential spaces. Varying parapet heights create a sense of rhythm and proportion along the façade.
